Painting the communal areas of a residents' block worries the owners' committee a lot: there are lots of residents, plenty of foot traffic and nobody wants endless works. I'm Pepe, a painter based in Elche, and I'll tell you how I organise it so it goes well, keeps costs down and runs without hassle.
Which areas get painted
When we talk about painting a building's communal areas, it normally covers all the shared parts you see day to day:
- Entrance hall and doorway (the building's first impression).
- Stairwell, landings and lift shafts.
- Ceilings and dado rails, which are the parts that get dirtiest.
- Garage and storerooms, if the community includes them.
- Ground-floor facade, courtyards and shared terraces.
How it's approved and the quote for the owners' meeting
So the committee can decide with peace of mind, I put together a clear, written quote showing what's painted, the materials and the timescale. If needed, I break it down by area so the residents can choose to do it all at once or in stages depending on the community funds.
I always deal with the chairperson or the managing agent, and I fit around the community's timing: there's no rush to sign, the idea is that the figures stack up and everyone sees it clearly.
How I organise the work in phases
The secret to not getting in the residents' way is to work in phases and always leave a way through. I usually paint by flights of stairs or by floors, protecting floors, letterboxes and handrails well, and putting up signs where the paint is fresh. That way people can come and go from home as normal while the work moves along.
What the price depends on
A building is always a bespoke price, because no two buildings are the same. What matters most is the number of floors and metres, the state of the walls (whether there's damp or peeling to treat) and the type of paint, which in high-traffic areas is best if it's washable. I give you a fixed price after seeing the building, free and with no obligation for the community.
Want the exact price for your project?
I will come and see it with no obligation and give you a fixed quote, free and the same day. You deal directly with me, no middlemen.
FAQ
- Do you prepare the quote to present at the owners' meeting?
- Yes. I give you a clear, written quote, broken down by area if you like, so the committee can look at it and decide with peace of mind.
- How do you avoid disturbing the residents?
- I work in phases (by flights or floors), always leave a way through, protect floors and letterboxes and sign off freshly painted areas. Life in the building carries on as normal.
