Yes, furnished works out a bit dearer
Painting an empty flat is quicker: there's free access to every wall and nothing to protect or move. With furniture in the way, everything has to be shifted to the middle, covered up, pictures taken down and the work done more carefully, and that takes longer. As a rough guide, painting furnished usually means around 20-30% more work than doing it empty.
When each option pays off
You can't always choose, but if you can:
- Empty: ideal if you're moving in, selling or letting. Cheaper, quicker and I can reach everything.
- Furnished: perfect if you already live there and don't fancy staging a house move. The disruption is manageable when I work room by room.
- Mixed: sometimes it pays to clear only the room being painted each day and rotate through the flat.
How I protect your furniture
If we paint it furnished, you don't have to lug anything heavy about: I move the furniture to the middle, cover it with dust sheets, protect the floor and the sockets, and once each room is done I put everything back in its place. I work room by room so you can carry on living at home, using low-odour paints so you don't have to move out.

- No. I move it to the middle of each room and cover it; you don't shift anything heavy. If you'd rather clear a room to bring the cost down, that works too; we'll sort it out to suit your case.
